We have many plants that need individual drips and I ended up at home depot buying more to supplement the few that came with this kit. That being said it was a great buy for all the basics and I loved their “soaker” hose which wasn’t available at home depot.

Schoenbacher
This kit is seriously lacking in parts and directions. It is barely enough to get started. The directions are horrible. I consider myself a fairly handy person and made many mistakes due to having no idea what I was supposed to be doing. I have since figured much more out (www.dripdepot.com) and have pretty good drip irrigation knowledge, I would NOT buy this kit again.

Using the parts from two kits I was able to water a spread of 25 x 8 feet. About 150 ft of hose was left over, and there are no parts left for adding additional drips (I used all T adapters from both kits and all drip accessories). Not enough drip adapters are placed in the kits. Only 3 “T” connectors are in the kit. If you want additional, then you have to purchase more accessory kits. This kit is meant to get the shopper interested in buying more accessories, not about completing a home irrigation project.

I have a matching timer with four ports, which I bought as a kit, with two of these valves. I use it with a hose reel and a soaker hose for a bunch of potted plants in the back yard. It’s such a great convenience to just set the timer and all your plants are watered consistently, no matter how busy you are. And no more problems with coming home to dying plants, after returning from vacation.

One problem with the valves, as another reviewer pointed out, is that much of the hose connection point is made of plastic. If you put stress on the joint by moving it or hanging it off your faucet, it will break over time. That happened to one of mine, as I connect it to a hose reel through a quick connect. After about 8 months, connecting and disconnecting the hose line, the plastic connection points became brittle, cracked, and started dripping.

To solve this, I would recommend that you use a short flexible extension between the valve and your faucet, so that both ends of the valve are flexible, relieving stress on the plastic parts.

Beyond that, I think the product is great.

I have had to replace it 3 times already.

The plastic encasing and specially the hose plastic connector breaks easily after being exposed to elements for 3 to 5 months.

Because of the plastic construction in the portion of the unit where it attaches to the spigot, the unit cannot tolerate much load, so you need to make sure that you mount the unit with a short piece of hose between the spigot and this valve (to provide “flex”) otherwise the stress of holding up the hose will cause this value to break right at the plastic to brass fitting junction.

Also remember to bring these units in at the end of the season.

I did have some of these units replaced by the manufacturer. Orbit is an extremely customer friendly company.

As long as you protect this unit from excessive load (which isn’t much) it will work great for a number of seasons.

Nasal Irrigation is believed to have originated over 5,000 years ago in ancient India. The exercise of irrigation in ancient times consisted of manually sniffing a saltwater solution into the nostrils to aid relieve nasal congestion by rinsing the sinus passages of pollens originating from grasses, weeds, flowers and trees. Modern day neti pots and nasal wash bottles proceed this tradition and have changed little over the last 5,000 years. However, advancements have been made in both the design of sinus irrigation deliverance schemes and the solutions used to clean the nose of inflammatory irritants responsible for allergy and sinus symptoms.

Imagine rain drops falling from the sky landing on the soil with a tame strength that breaks detached soil particles. As this routine continues, runoff water travels over the ground, gathering more soil atoms dislodged by the rain and transports them to a new location. Pulsatile irrigation mimics a cleansing routine present in nature. The SinuPulse Elite® pulsating treatment is gentle, pleasant, & comforting leaving you sentiment clear and fresh. The sinus system uses popular saline, or for best results, our heightened SinuAir® nasal irrigation solution.

I have severe allergies, year round, and a friend recommended the neti pot which my doctor had never mentioned. It worked so well, right off the bat, that I purchased this, and I’m amazed. It takes only a few minutes, and I use it once in the morning and once before bed just as part of my normal routine. The thing is terrific, and I get instant relief PLUS the nighttime usage has really helped that early morning stuffiness. I can’t get over the change. If you suffer allergies or other sinus issues, this could really, really improve your comfort level. I still have to take my meds, but at least now I can stay on top of problem, and I give full credit to the SinuPulse. It sounds like I’m one of their employees, but I’m not, just a regular person with allergies. And I’m breathing!! YAY!

224 of 238 people found the following review helpful.
I Wish I Had Tried the SinuPulse Sooner!
By Rita Senator
I am a registered nurse for 24 years and have suffered with chronic sinusitis for 15+ years. I have tried everything from making changes in my environment to nasal irrigation. My allergist, ENT, and general practitioner have all suggested I irrigate my sinuses twice a day. They say it’s like washing your face. It makes sense.
I have done this off and on for years using a bulb syringe, a neti pot, and then the plastic squeeze bottle. I felt like the daily irrigation was doing nothing and I was still getting sinus infections. Plus, I kept getting fluid in my ears. So I resorted to just using the irrigation when I did get a sinus infection.
I happened to be talking to another nurse and she suggested I try a pulsating irrigator. I had seen the Grossan irrigator before, but thought, “What could it possibly do for me that the others do not?” I also thought, “I am willing to try anything.” So I went to order it online and that is when I saw the SinuPulse. At this time, I didn’t know which product to try since they cost the same and seemed to do the same thing.
I called and spoke with a service rep at Health Solutions. I was impressed that he took so much of his time to talk to me. He explained to me what the SinuPulse did. He emphasized how the SinuPulse sends a gentle but leveraged pulsating saline rinse into the nasal passages and lower sinuses. This pulsating action is more effective at removing debris because it can penetrate and get into more areas of the sinuses than a simple nasal wash product like a neti pot or bottle. It also helps to break down biofilm, massage the mucosa, and helps restore the function of the cilia. (The cilia are the microscopic hairs which naturally move debris from the sinus passages.)
I think the SinuPulse is well designed. The unit has no latex or rubber which is great for me since I am sensitive to these materials. The plastic is antimicrobial. The unit holds about 1 liter of solution. In addition to the nasal irrigation tip, there is an atomizer. I do not see this feature on the grossan product. By using this tip, you can administer a fine spray of saline into the sinus cavities. This is much more effective than using a saline spray bottle to keep your nose moist. You can also use it to administer medications or other rinses much more effectively than a simple spray. (I would consult with your physician about what solutions you can use with the atomizer.) When I have a sinus infection, I will use Pulmicort Respules, a steroid used for asthmatics in a nebulizer. (They inhale it.)
Besides the nasal irrigation tips, there are two for the throat. I didn’t think I would use them. But I did and it helped tremendously. I sometimes get a nagging cough even though my sinuses feel clear. I guess there is still a fine layer of post nasal drip even after you irrigate the sinuses. It also has the atomizer tip to administer a fine mist your throat as needed.
When I first got the SinuPulse I had just finished a course of antibiotics for a sinus infection. But as usual, the sinus infection was not completely gone. I figured I would be on yet another course of antibiotics soon. Instead I tried the SinuPulse and within a week, the sinus infection was completely gone.
The other nice feature is the adjustable pressure. There is a knob to adjust the strength of the water pressure. With the sinus infection, my ears were starting to feel full. So I just irrigated my sinuses on the lowest setting. My ears did not get worse, in fact they cleared up since I was able to still irrigate my sinuses. In the past I would not irrigate my sinuses because it would just make my ears worse.
I am still amazed at how much clearer my sinus passages are after using the SinuPulse. I cannot believe how much better I feel. When I had the sinus infection, I used over a liter twice a day to irrigate my sinuses. Now I am in maintenance mode and use just 500cc twice a day.
I still use medication. One medication I use is Astelin, a nasal spray. Now when I use it after irrigating, the medication does not drip back out of my nose like usual. I’m guessing my sinus passages are clearer and the medication is covering more surface area.
I have been lazy and skipped irrigating my sinuses, but I find myself needing to irrigate my sinuses. Like most everyone, it is a hassle to irrigate your sinuses no matter what you use. But for the first time, I feel like this product is working, so I am using it.
I have noticed I have used less decongestants and expectorants too. I just haven’t needed them. Knock on wood, I have not had a sinus related headache since I started using it. I tend to get many headaches along with the sinusitis.
You do need to get a system down and when you do, it only takes minutes and is very easy to use. It is not messy like the neti pot or squeeze bottle. With those, I would always get water everywhere including the mirror.
The true test will be how I do over time. I usually get a sinus infection about every 2-3 months. So, I’ll have to see how I do especially with the cold and flu season approaching. At least now, I feel like I have some control over my situation and do not feel like I will have to suffer so much from sinus infections!
When I think of what one sinus infection costs, the SinuPulse is nothing. I have down time because I feel so awful. Then I end up spending money for at least one or two doctor visits, antibiotics, and sometimes a CT scan.
However, the rep at Health Solutions, told me to try the saccharin test. To do this, you place a little powder sweetener (like Sweet N Low) just inside your nose up against the septum and time how long it takes for you to taste the sweetener in the back of your throat. The first time I tried it, I never tasted it even after two tries and over one hour. Although, I did have a sinus infection still. I repeated the test about a week after the infection was gone and could taste the sweetener at 22 minutes.
I did look on the internet for information about the saccharin test. It is an easy way to test the “mucociliary” function in the nasal and sinus cavities. I plan to use this test to monitor my progress with the SinuPulse.

Some reviews I have read about the other irrigator claimed it can wear out early from the exposure to saline. The SinuPulse comes with a two year warranty. So I was not worried about investing in this product.
The SinuPulse comes with a certificate of medical necessity that can be completed by any physician for possible insurance reimbursement. Apparently many insurance companies will cover some of the cost and reimburse.
I highly recommend the SinuPulse to anyone who suffers from sinus problems. I think children could use it too as long as they are supervised.

You won’t regret buying it
By B. Canning-Spooner
I’m very pleased with this device because it does what it’s supposed to – flush out your sinuses.
I’ve suffered with nasal congestion all my life. This product is an essential treatment.

It’s funny, we wash our hands regularly, change the oil in our cars and vacuum our floors but most people never think to clean of the most used and vital parts of our body – our airways and nasal passages!

Zeissig
This is my first small irrigation system. It’s expensive, but you get what you pay for – no Chinese junk. I’m using it for my front yard for roses, veggies, and some pots. My plants are all over the place, not clustered together, so the long 50′ hoses included with this system are good (one 13mm trunk line and one 4.6mm feeder line that you cut into many smaller pieces). However I could have used even longer hoses, but I can’t find the extensions for sale on US websites. If I were to do this again, I would buy the $23 Gardena 1361 Micro-Drip Watering Starter Kit in addition to this one. That kit has a 50′ hose with little holes evenly spaced in it. I could have used this for watering tighter groups of plants and then I would have extra hose left to reach plants that are further away. The maximum allowed run length with the small hose is 5 meters. I dock off one star for the unavailability of parts online (only sold in Europe). Everything in this kit is made in Germany.

When we moved in we discovered that it was old and leaking constantly. I installed a new one and now the irrigation system is functional.

Installing it was straightforward and fairly simple. You’ll only need an adjustable wrench (a larger one) and some “teflon” tape. If the installation goes smoothly this should take you about 15 minutes or less. The only problem I had during installation was getting the threaded joints to seal. It took me several tries before the connections didn’t leak. Even now, there is a very slight leak (an excruciatingly slow drip). I do not know if this is because of the fittings on the valve, or the threaded pipe I was connecting it to.

I would caution you–if you unscrew anything–to pay close attention to how the pieces need to be reassembled.

Two concerns: First, the valve itself is plastic. All other valves I’ve seen of this sort are brass, so I wonder how durable this valve will be. Time will tell, I guess. Second, while there was a connection and parts diagram in the box, there were no instructions for actual use. For example, the valve can be “winterized”, but I’ve no clue how to do it because instructions were not provided. I don’t know if this is not provided normally, or if I just happened to get one with the instructions missing.

Update on 7/2/2009: To answer my question on how long the valve will last, in my case it was only 6 months. I’d downgrade my previous rating if Amazon would let me. I replaced it with a brass PVB purchased at my local irrigation supply store.

2 of 2 people found the following review helpful.
Good Replacement – Instructions were horrible.
By LeeEll
We moved into our house and this PVB was installed. I forgot to winterize the PVB and suffered from freezing. I received this product in two days thanks to Amazon Prime. I installed the following weekend. The PVB was the exact same one that was being replaced. The instructions for the Toro PVB were horrible and if you was a beginner DIY’er you would be lost. This is the reason I’m giving it 4 stars. Hence the reason I’m writing this review. I did a little plumbing early in my life so I knew what I needed to do but I feel sorry for a person just getting his fingers wet. So, I wrote this review in non plumbing people language. LOL

What I used) 1) Toro PVB 2) 14″ plumbing wrench 3) Thread Seal tape 4) Water Curb key 5) pliers or vice grips 6) terry towel or any type of small towel

What I did to Remove old PVB…….. 1) turn off the main water source to my home connected to my water meter ( I used a water curb key (paid $8 for Lowes). I then made sure both valves were open on the PVB. Next, I unscrewed both screws n the back of the PVB using pliers and fingers. Make sure you take both of them completely off. This will cause the water in the PVB to come out (Remember make sure main water source is turned off). Then, I took my small towel and unscrewed the two large rings that are around the metal 1 inch connectors (if looking at the picture or the PVB , 1 ring is on the left and 1 is on the bottom ). be careful because once you unscrew these rings the washers may fall out. once the rings are off then you can use the wrench to unscrew the metal connectors from the PVC pipe. Remove old PVB unit.

To put on new PVB pipe.. I threaded both ends of the PVC with thread seal tape. be sure to tape all the threads on the PVC pipe. I then took the whole PVB unit and screwed it on the bottom PVC pipe. Do not unscrew the rings to do this. Just make sure that the PVB is screwed on all the way down on the bottom PVC pipe. Also make sure that the other ring is parallel with the left PVC pipe. This left ring will have to be unscrew and placed around the PVC pipe (I let it rest on the ground), Just make sure you know the alignment of the washer inside the metal connector.. I took the metal connector and screwed that on the PVC pipe and use the wrench to tighten. I then re-aligned the internal washers correctly and re-assembled the metal connector to the PVB pipe. Next thing I did was take the the large ring and screwed it over the metal connector and onto the PVB pipe. I then took the small towel and screwed the ring as tight as I could. Make sure the two valves on the PVB are set to close. Also “Do Not” touch the two small screws in the back.

I then went back to the main water line and turn the water back on using the curb key. I then turn the two valves to open. The water rushed through and the PVB leaked for a couple of seconds but the PVB soon became pressurized and created a seal. To make sure that it is pressurized take a towel and wipe away the water. You may see some small drips initially but they are probably from the water that initially came out. Make sure there is no drips around the PVC-metal connections.

I wrote this about two months after I did the replacement. I remember wondering how bad the instructions were written or the lack there of. Hopefully this help someone trying to do this replacement on their own. It took me about 20 minutes after I had the every thing setup. If anyone else have any alternative methods please list in the comments. I couldn’t find any DIY videos to link to this so please help others trying to do this replacement.

It explained how to properly install a professional quality sprinkler system in an easy to read and understand format. This book goes into detail about how to layout the sprinkler heads, how to pipe it all together, and how all the parts work together. I have read many irrigation books…This was the best book to get a good understanding of sprinkler systems without becoming an expert in the field of irrigation. Perfect for the do it yourself homeowner or individual wanting to get into the irrigation industry. I now have my license and highly recommend this book to anyone wanting to learn to install a good sprinkler system without having to read an irrigation reference manual.

The other thing that was that for the money I don’t believe it was worth it maybe more like $20-25. Most of the information you can find on the internet searches.
Turf Irrigation Systems

This econometric study covers the world outlook for mercantile turf and grounds irrigation systems excluding agricultural and residential systems throughout more than 200 countries. For each year reported, estimates are given for the latent demand, or potential industry earnings (P.I.E.), for the country in question (in millions of U.S. dollars), the percent share the country is of the region and of the globe. These comparative benchmarks concede the reader to quickly gauge a country vis-à-vis others. Using econometric models which project rudimentary economic dynamics within each country and throughout countries, latent demand estimates are created. This report does not talk about the specific players in the market serving the latent demand, nor specific details at the product level. The study also does not consider short-term cyclicalities that might affect realized sales. The study, therefore, is strategic in nature, taking an aggregate and long-run view, no matter of the players or merchandise involved. This study does not report actual sales data (which are plainly unavailable, in a comparable or consistent manner in nearly all of the 230 countries of the world). This study gives, however, my estimates for the international latent demand, or the P.I.E., for mercantile turf and grounds irrigation schemes excluding agricultural and residential systems. It likewise shows how the P.I.E. is separated all over the world’s territorial and national markets. For each country, I also show my estimates of how the P.I.E. grows over time (positive or negative growth). In order to make these estimates, a multi-stage methodology was employed that is often taught in courses on global strategic planning at graduate schools of business.

Excerpt. © Reprinted by permission. All rights reserved.WHAT IS LATENT DEMAND AND THE P.I.E.?

The conception of latent demand is rather subtle. The term latent specifically refers to something that is dormant, not observable, or not yet realized. Demand is the notion of an economic amount that a target population or market requires beneath dissimilar assumptions of price, quality, and distribution, amid other factors. Latent demand, therefore, is normally specified by economists as the industry net profit of a market when that market becomes accessible and beautiful to serve by competing firms. It is a measure, therefore, of potential industry net profit (P.I.E.) or total revenues (not profit) if a market is served in an effective manner. It is specifically indicated as the total revenues potentially extracted by firms. The “market” is specified at a given level in the value chain. There may be latent demand at the selling level, at the wholesale level, the constructing level, and the raw materials level (the P.I.E. of higher levels of the value chain being always littler than the P.I.E. of levels at lower levels of the same value chain, assuming all levels maintain minimum profitability).

The latent demand for mercantile turf and grounds irrigation systems excluding agricultural and residential schemes is not actual or historic sales. Nor is latent demand future sales. In fact, latent demand may be lower either lower or higher than actual sales if a market is inefficient (i.e., not representative of comparatively competitory levels). Inefficiencies arise from a number of factors, including the lack of international openness, cultural barriers to consumption, regulations, and cartel-like conduct on the percentage of firms. In general, however, latent demand is quintessentially larger than actual sales in a country market.

For reasons discussed later, this report does not consider the notion of “unit quantities”, only total latent revenues (i.e., a calculation of price times amount is never made, even though one is implied). The units employed in this report are U.S. dollars not adjusted for inflation (i.e., the figures comprise inflationary trends) and not adjusted for future dynamics in interchange rates. If inflation rates or interchange rates vary in a significant way equated to recent experience, in truth sales may likewise exceed latent demand (when conveyed in U.S. dollars, not adjusted for inflation). On the other hand, latent demand may be specifically higher than actual sales as there are often times distribution inefficiencies that reduce actual sales beneath the level of latent demand.

As brought up in the introduction, this study is strategic in nature, taking an aggregate and long-run view, disregarding of the players or productions involved. If fact, all the current merchandise or services on the market may discontinue to subsist in their present form (i.e., at a brand-, R&D specification, or corporate-image level) and all the players may be substituted by other firms (i.e., thru exits, entries, mergers, bankruptcies, etc.), and there will still be an global latent demand for mercantile turf and grounds irrigation systems excluding agricultural and residential schemes at the aggregate level. Product and service supplying details, and the actual identity of the players involved, while necessary for sure issues, are comparatively not significant for estimates of latent demand.

THE METHODOLOGY

In order to estimate the latent demand for mercantile turf and grounds irrigation schemes excluding agricultural and residential systems on a global basis, I used a multi-stage approach. Before applying the approach, one needs a basic theory from which such estimates are created. In this case, I to a considerable degree rely on the use of sure basic economic assumptions. In particular, there is an assumption governing the shape and type of aggregate latent demand functions. Latent demand functions relate the income of a country, city, state, household, or person to realized consumption. Latent demand (often realized as consumption when an industry is efficient), at any level of the value chain, takes place if an equilibrium is realized. For firms to serve a market, they must perceive a latent demand and be capable to serve that demand at a minimal return. The single most essential variable determining consumption, assuming latent demand exists, is income (or other financial resources at higher levels of the value chain). Other components that may pivot or shape demand curves include external or exogenous shocks (i.e., business cycles), and or changes in utility for the product in question.

Ignoring, for the moment, exogenous shocks and variations in utility throughout countries, the aggregate relation amid income and consumption has been a central theme in economics. The figure underneath concisely sums up one aspect of problem. In the 1930s, John Meynard Keynes conjectured that as incomes rise, the intermediate propensity to consume would fall. The intermediate propensity to consume is the level of consumption divided by the level of income, or the slope of the line from the origin to the consumption function. He approximated this kinship empirically and found it to be unfeigned in the short-run (mostly based on cross-sectional data). The higher the income, the lower the intermediate propensity to consume. This type of consumption function is labeled “A” in the figure under (note the rather flat slope of the curve). In the 1940s, another macroeconomist, Simon Kuznets, approximated long-run consumption functions which conveyed that the marginal propensity to consume was rather uninterrupted (using time series data throughout countries). This type of consumption function is show as “B” in the figure underneath (note the higher slope and zero-zero intercept). The intermediate propensity to consume is constant.

Is it declining or is it constant? A number of other economists, notably Franco Modigliani and Milton Friedman, in the 1950s (and Irving Fisher earlier), explained why the two functions were dissimilar using respective assumptions on intertemporal budget constraints, savings, and wealth. The shorter the time horizon, the more consumption may depend on wealth (earned in former years) and business cycles. In the long-run, however, the propensity to consume is more constant. Similarly, in the long run, households, industries or countries with no income in the end have no consumption (wealth is depleted). While the debate surrounding beliefs when it comes to how income and consumption are affiliated and interesting, in this study a very peculiar school of thought is adopted. In particular, we are giving careful consideration to the latent demand for mercantile turf and grounds irrigation schemes excluding agricultural and residential systems all over a heap of 230 countries. The smallest have less than 10,000 inhabitants. I assume that all of these regions fall along a “long-run” aggregate consumption function. This long-run function applies in spite of a great deal of of these countries having wealth, current income dominates the latent demand for mercantile turf and grounds irrigation schemes excluding agricultural and residential systems. So, latent demand in the long-run has a zero intercept. However, I grant firms to have dissimilar propensities to consume (including being on consumption functions with differing slopes, which may account for divergences in industrial organization, and end-user preferences).

Given this overriding philosophy, I will now describe the methodology used to give rise to the latent demand estimates for mercantile turf and grounds irrigation schemes excluding agricultural and residential systems. Since ICON Group has asked me to utilise this methodology to a big number of categories, the rather academic discussion underneath is standard and may be applied to a wide assortment of categories, not just mercantile turf and grounds irrigation systems excluding agricultural and residential systems.

Step 1. Product Definition and Data Collection

Any study of latent demand throughout countries requires that numerous general be traditionalisti to define “efficiently served”. Having enforced respective number of things from which only one can be chosen and matched these with market outcomes, I have found that the optimal approach is to assume that sure key countries are more likely to be at or near efficacy than others. These countries are given dandier weight than others in the estimation of latent demand equated to other countries for which no known data are available. Of the a heap of alternatives, I have found the assumption that the world’s most eminent aggregate income and most eminent income-per-capita markets reflect the best standards for “efficiency”. High aggregate income alone is not sufficient (i.e., China has high aggregate income, but low income per capita and may not…

Many property owners are not concerned with yard drainage until they have a problem. Water naturally follows the path of least resistance to lower elevations and difficultnesses arise when primary pathways constructed by the builder become blocked or were highly inadequate from the beginning. Not having suitable slopes and drains on a property to direct or divert water runoff may grant the water to find a path directly to areas where you would least want it such as foundations, under pavement, in your basement etc. Flooding basements and cracked foundations are good wake-up calls to the issue but addressing difficulties beforehand may save you thousands of dollars, and headaches, down the road.

The two categories of water providing a lawn are surface and subsurface. Subsurface water refers to the water under the firstborn layer of topsoil which can not permeate any lower due to the tightness of the soil beneath. Also known as the water table, all soil has this layer of water with deviations in depth depending on the area. Although a high water table may be a problem in numerous areas, in general, surface water is the cause of excess subsurface water as too much surface water penetrating the ground may raise the water table. Surface water origins are rainfall and irrigation, such as sprinklers, and may be in particular troublesome in urbanized areas which integrate galore impervious surfaces.

Streets, driveways and parking a large total plainly leave nowhere for rainwater to go. As with a lawn, the runoff will either pool in depressions or flow to soil around the edges causing saturation in another area. When soil reaches 100% saturation, with little or no drainage to support in excess water removal, not only do pools of water collect, but the completely filled soil takes much longer to arid out. This excess water retards plant growth by decreasing aeration in the root zone and decreasing nutrient supplies. Additionally, excess water in the soil will increase freezing harm in the winter months. Having proper drainage on your property will prevent water from gathering around your building or home foundations, denigrate soil erosion and aid protect your vegetation from death and disease.

Surface and subsurface are the two types of drainage solutions and both are critical protections for buildings and lawns. Surface drainage refers to the natural pathway taken by the water following rain or irrigation and is achieved through gutters, downspouts, surface grates, exposed French drains and by shaping and grading your lawn to provide greatest or most complete or best possible surface water remotion with minimum soil erosion. Subsurface drainage refers to pipes and drains placed in the lawn which remove excess water that has gravitated underground, either through holes in the soil or merely from soil saturation. Water travels through soil by capillary action, which is much like a paper towel – when one side gets wet, moisture will tardily travel to the arid side until the entire substance is saturated. Once the soil is saturated, subsurface French drains are necessitated to remove excess water. In doing so, subsurface drainage keeps plants healthy, helps soil to warm earlier in the spring and leaves less water to freeze in the winter, minimizing frost heaving harm to your home or building.

Problems related with improper drainage

Improper drainage may lead to pools of gathered water in your lawn and/or around your home or building, both of which pose a threat. When accumulated close to your foundation, standing water may potentially cause foundation cracks, foundation motion and flooded basements. When gathered on your yard, pooling water gives mosquitoes a breeding ground and may leave your grass susceptible to disease.

Foundations: The most highpriced issue related with improper drainage is your foundation. Soil naturally elaborates when it is wet and contracts when it is arid and as long as all the soil beneath your building elaborates and contracts uniformly, it is not likely to cause a problem. Damage is done, however, when only share of the soil heaves or settles. This differential motion is most many times due to deviations in soil moisture. Improper drainage on one side of the building may leave wet soil that remains waterlogged for days or weeks (or in worst cases leaves neverending water pooled around your foundation walls) while the other side of the structure has soil that dries quickly following a rain.

The wet side has expanded, and remains so, while the other side contracts as it dries, and this action pulls the walls of the structure away from one another. Repetition of this procedure will at last manufacture cracks in the foundations, walls and/or ceilings. Foundation repairs are not normally covered by homeowner’s insurance policies and may cost as much as $20,000 to $30,000 or more to fix, not including cosmetic fixes to drywall, door jams, bricks, flooded carpets, flooring, etc. Anyone who has experienced a flooded basement or cracks due to heaving may attest to a pricey fix! In addition, the drainage issues which caused the problem will still need to be addressed.

Basements: The same issue affiliated with originations applies to your basement, with the added problem of letting water into your home through the cracks. In addition to damaging carpets, flooring, drywall and furniture, the water increments your basement’s humidity creating the perfective surroundings for the growth of bacteria and mold. Mold enters your home as tiny spores, which need moisture to grow and multiply. They may grow on almost any surface and they digest and ruin your home as they do. When disturbed, mold spores are freed into the air and may be breathed in by you and your family, aggravating allergies and asthma. A little number of molds manufacture mycotoxins which may induce nausea, fatigue, headaches and lung and eye botheration when a person is exposed to high levels. Furthermore, mites and spiders may proliferate in a moldy basement as mites feed on mold spores and spiders feed on mites.

Waterproofing your basement may support protect your home and is a good insurance policy, but your firstborn line of defense versus a wet basement is bettering the drainage in the lawn and all areas surrounding the home or building. According to most engineers and home inspectors, 85 to 95% of wet basements and interiors of buildings may be made arid by bettering exterior drainage around your house or building.

Mosquitoes: We are all intimate with one of the biggest annoyances of the summer but were you conscious that mosquitoes need less than an ounce of water in which to lay their eggs? While standing water is in general the egg-laying internetsite for mosquitoes, a great deal of species lay their eggs on damp soil and, if your lawn has poor drainage, leaves your grass as a perfective home for these pests. Needing only two to three days to hatch, your property needs to be competent to arid out speedily sufficient either to prevent females from seeing your yard as a prime emplacement or to arid out eggs that have been laid.

With females laying up to 300 eggs at a time, your yard may effortlessly become infested, driving you and your family inside on warm summer nights. Along with the itching and irritation of bites, mosquitoes fetch impairment of normal physiological functions such as West Nile Virus, Malaria, Dengue and encephalitis. All are potentially fatal. Your pets are also at risk, as mosquitoes are the hosts for heartworm and may commune this sickness to dogs, cats and other animals. Additionally, West Nile and encephalitis may be transmitted to horses. The American Mosquito Control Association instructs property owners to not only eliminate standing water around your home or building, but to see to it proper drainage on your property to eliminate this potential hazard.

Turf Diseases: As the firstborn impression a visitor or client has of your home or business, it is no doubt crucial to you to have well-maintained and inviting landscaping around your property. Death and impairment of normal physiological function of grass and plants is not only ugly, it is a waste of cash invested as well as pricey to correct. Excess water on or in your lawn prohibits the growth of grass, plants and trees by robbing them of their air and nutrient supply and leaving them susceptible to attack by fungi, moss and mold. Fungi, the most mutual cause of lawn diseases, are microscopic organisms that disseminate by air- or water-borne spores. The spores act like seeds, sprouting to life and infecting it is environs when conditions are right.

Rhizoctonia Yellow Patch, Red Thread, and Pythium Blight are a great deal of mutual fungi sicknesses which appear in moist environments resulting from uttermost soil and surface moisture. Many of the fungi sicknesses are difficult to control once they appear and harm may stay for two to four years following treatment. While fungicides may be applied to support prevent or control lawn diseases, various strains are immune to fungicides. The best preventative action is the absence of favorable conditions, including bettering moisture conditions on top of, and under, your turf.

Mushrooms also need extreme wet conditions to grow. While mushrooms do not injure grass, a good deal of of them are poisonous and may be a peril to children and pets that ingest them. Poisonous mushrooms have no features to distinguish them from nonpoisonous mushrooms and identification, therefore, is only possible by those educated when it comes to the respective genera and species.

Erosion: In addition to the issues related with standing water, water moving too quickly off your property causes difficultnesses as well. As raindrops fall on your lawn, if there is sufficient intensity, the affect will dislodge little molecules of soil which may then be carried off by the rain as it flows. This soil will either be carried off to sewers or deposited in another area of your yard, depending on your drainage conditions. Over time, original drainage measures, such as ditches and trenches, may become filled with soil, defeating their aim and redirecting how water moves on your property. Erosion is sped where plant cover is sparse and spaces among plants become larger, leaving no shelter for your soil for the duration of intense rains. Proper grades and slopes stop water from carrying away your soil by keeping water runoff at an satisfactory rate. Slowing down water that is running off too speedily gives soil corpuscles time to settle out of the water and back onto the ground before being transported too far away. Additionally, healthful plant life with deep roots protects and holds on to your soil.

Benefits of proper drainage

Structural Protection: Having a comprehensive drainage scheme in place protects your structure by preventing water’s detrimental contact with concrete. Water that doesn’t evaporate and isn’t absorbed by soil at last goes someplace and, oftentimes, it sits underneath and around your foundations. Drainage solutions will keep the moisture content around your foundation stable and uniform, keeping contraction and elaboration to a minimum. This maintains the integrity of originations and helps prevent cracks and water seepage.

Plants and Landscaping: Proper soil moisture is necessary for plants and lawns to establish a healthful root system. Removal of excess water in the soil deepens the root zone and increments the air in that area. The increased aeration, in turn, increments the supply of nutrients, a good deal of of which need the air to convert chemically before they are accessible to plants. The deep root system which grows will then holds on to the soil and protect it from erosion. Additionally, water will not pool in areas of your property, leaving turf susceptible to disease, and help you maintain the delighting aesthetics in which you invested.

Recreational Areas: By implementing drainage solutions, recreational areas, such as parks, golf courses and athletic fields, improve traffic capacity and increased use of the property. Drains aid nature clear out excess water and concede turf to speedily recover from rain. The result is that the recreational area may be open for extended periods of time and for more intensive use, resulting in increased revenue.

Spring showers are not the only cause for concern

The Midwest is notorious for extreme weather changes with a drought one year and floods the next. While St. Louis has an intermediate rainfall around 40 inches, in 2008 we had 50.72 inches pour down on us, with almost half of that amount coming amid June and September. If you have weathered winter snow and spring rains, do not let down your guard thinking you are safe for another year. Summer may now and again fetch surprises and the added deluge to your soil will only intensify existent troubles necessitating more spacious repairs.

A note with regards to water tables

Water table refers to the depth at which the soil always holds 100% water. In some areas the water table is higher than the bottom of the foundation, necessitating a complex scheme of drains and sump pumps to draw the water away from your structure. High water tables may lead to ravaging harm to your foundation or basement and is on occasion cited by professional waterproofers as the cause of a problem because of the pricey measures to rectify it. The National Association of Home Builders, however, estimates that only five percent of wet basements are due to high water tables. If you have water damage, you are most likely dealing with surface runoff troubles which may be corrected through slopes, grades and drains in your yard, along with proper gutter systems. Modern building codes prevent contractors from building basements where water tables are high and if your home or building is less than 30 years old you may be somewhat sure a high water table is not your problem. If you have a wet basement, be conscious of this issue! Inform yourself by contacting your local building inspector and getting data in regards to your local water table.

Do you have drainage problems?

Try this experiment: dig a hole one foot all over and two feet deep and fill it completely with water for the duration of a arid spell. If the hole drains completely in less than five minutes or in more than 15 minutes, you have a problem. A more simple way to spot difficultnesses is to look at your lawn for the duration of and following a rain. If you have water flowing quickly throughout the yard removing topsoil for the duration of a rain or pools of water on driveways, parking lots or lawns following rain, then you have a problem. Other indicators include yellowing plants, yellowing or thin turf though it receives a great deal of sunlight and has no evident disease, fungus or mold on the lawn, stagnate water smell and water seeping through door sills, basements and garages.

Types of drainage solutions

A comprehensive drainage system will include surface and subsurface drain solutions. Surface drains remove the huge amounts of water that fall in short periods of time and subsurface drains remove the excess water absorbed into the soil. The two schemes work in conjunction to maintain the moisture in your soil at the proper level for shelter of your landscaping and your home or building.

Gutters: Your original line of defense versus foundation flooding is your gutters! During a moderate rainfall, the intermediate sized roof sheds 160 gallons of water runoff per hour. To prevent the runoff from being deposited on the ground next to your foundation, a proper gutter scheme is essential. Not only is the rectify gutter size for your roof area a consideration, but an insufficient number of downspouts is equivalent to having no gutter system at all. Downspouts are necessitated to handle the volume of runoff your roof will gather and splash blocks must be used to direct the runoff away from your home or building and out to your drain system. A better solution to splash blocks, however, is to install PVC piping to the end of the downspouts to remove the water 6-10 feet or more away from your home or building. Furthermore, gutters must be the right way maintained to prevent clogs and gutter joints will have to be inspected for leaks. Having a suitable, effective gutter system ought to be the original step in your drainage solution.

Grades: To protect structures, the most important grades on your property are those within 10 feet of your foundation or basement. This will prevent the water you just diverted away from the structure from soaking back through the soil toward your structure. Suitable grades vary depending on who you consult but a safe measurement is a 1 inch (or more) drop for each 1 foot out for the primary 10 feet. This results in at least a 10 inch slope for the 10 feet nearest to your foundation walls. The rest of your yard must integrate a uninterrupted slope downward to keep the water moving away from your foundation.

Surface Drains: Surface drainage may be specified as the controlled remotion of water that collects on the land from rainfall, irrigation, snowmelt or hillside seeps. As gravity is the primary strength driving this type of system, it involves shaping the land with a ceaseless fall in the ground level to provide a downhill passage for surface runoff at an suitable rate of flow. For grass drainage channels, or swales, a minimum slope of 1% to 5% is desired. The contours of the land then direct the runoff to a suitable collection site, such as ditches, basins or storm sewers. At the low point of the ditch or interception point, area drains are installed which are connected to a main or submain and prevents the water from pooling in your yard. The underground pipes need a minimum slope of 1% or 1/8 inch per foot to keep water moving through them. If the ditch is long, various littler drains will have to be spaced in a series, rather than one huge drain in the middle, to help prevent erosion.

For driveways and other hardscapes, channel drains and exposed French drains are ideal. These linear trenches gather sheets of water that run off, as concrete and asphalt absorb none of the water as it falls. The open area of the channel/ exposed French drain is much more outstanding than an area drain and is better suitable to the more outstanding volume of rain it will need to collect. Additionally, channel drains grant designers to modestly slope hardscapes, rather than calling for numerous, uttermost slopes to direct runoff to area drains.

Subsurface Drains: While the gains of subsurface drainage are hard to see because they take place within the soil, the divergence will be noticeable in your plants, grass and soil. Subsurface drainage is the remotion of gravitational water from the soil, which is accomplished by placing French drains underground to gather and remove water to a drainage outlet. Subsurface drains do not remove water necessary for plants, only excess water, which flows to the drains by gravity. Sub-Surface French drains consist excavating a sizable trench and lining it with a filter or geotextile fabric, which helps prevent soil corpuscles from entering the French drain. The trench is then filled with clean rock/gravel and a proper sized perforated PVC pipe for the application is placed in the gravel.

Once the trench is filled with grave, it will be covered with a layer a permeable filter fabric, installing a mixture of high quality topsoil/ sand and lastly installing new sod on top (assuming this French drain will be located in a grassy area). French drains function when water in the soil enters the gravel bed, flows into the perforated pipe and travels through connecting solid pipes to a discharge point. A ordinary road map for placing French drains is to use 4 – 6 inch perforated pipes, inter them 18 to 36 inches deep and space them 15 to 20 feet apart. In the trenches, pipes must maintain a .1% to a 1% slope. Soil construct, acreage and turf usage, however, may require variation from these guidelines and a professional may aid you determine the best solution for your situation.

Discharge Outlets: Once water is gathered in the pipes, it will have to be diverted to a suitable outlet to be released. This outlet may be a street gutter, a storm sewer or an onsite pond. Using a pop-up drainage emitter, water may be diverted to a water-safe area on your property away from your home or building. Pop-up drainage emitters are opened by the hydrostatic pressure of water flowing through the drain pipe, freeing water accumulated from gutters, downspouts, basins, grates, etc. If placed close to the street, the freed water may flow over the curb and into the street without having to drill through the curb. The emitters then close as water flow diminishes, preventing debris and animals from entering the end of the pipe and clogging the system. Property proprietor or maintenance personnel need to make sure they carry out procedure maintenance on the pop-up emitters. This may be done by removing the pop-up to make sure there is no debris washed down from the roof gutters or surface drains that could potentially slow down the water flow in a heavy rainfall event.

Cleanout Connections: It is a good idea to install cleanout connections on all drainage schemes integrated into your property. This is normally overlooked until pipes need to be accessed by cameras or cleaning instrumentation years after the basi installation. Access points are necessitated for the following three reasons. 1) Routine maintenance, and particularly if procedure maintenance is neglected because the contractor will have to access the pipe to unclog them for a fee of course. 2) If the systems functionality has declined. 3) If harm has occurred to the drainage scheme pipes from heavy instrumentation or excavation for the duration of an on-site construction project. Although cleanouts add cost to your project, it is highly commended to have cleanouts installed on all downspout connections, all French drain systems and all long mainline pipe runs over 80′ without drain grates in which you may access.

Before contracting to have you project installed, make sure cleanouts are integrated into your drainage system. It has been calculated that the cost to cut into a pipe and then patch it because there are no cleanouts will be a minimum of twice the cost as having them installed in the firstborn place. Sometimes it is 5-10 times as much when access is necessitated to an existent French drain without cleanout connections. So don’t gamble because when you’re installing a system with materials that last decades, you undoubtedly will need access; if for not one thing else, procedure maintenance. A professional drainage contractor ought to be competent to support you determine the best cleanout points for the system their proposing for your property.

Finding & Hiring a qualified drainage contractor

Doing your homework on potential drainage installers is important. You need to be assured that your contractor is insured and has the achievements necessitated to the right way install your systems. Be wary of “special deals” or the “great deal from a friend of a friend” – these will most likely cost you more dollars and headaches in the long run.

Tools for Locating a Potential Drainage Contractor: The Better Business Bureau is a outstanding starting point in your search for a contractor. They maintain an online directory for BBB-accredited businesses in your area. You may check not only how long a contractor has been in business, but also any complaints filed when it comes to their operation. Angie’s List is another great tool for recommendations, as you may get testimonials from actual customers. Even if you “hear of a guy from a friend,” check their references online. See what other people’s experiences have been and choose a pool of potential contractors from the best you may find.

Portfolio and References: After you have a list of potential people for the job, ask to see a portfolio of their former jobs and whether you may see former worksites. If possible, see their handiwork in person, perhaps driving by a home or business for the duration of or after a rain. This will support you not only to grasp their drainage plans for your property, but to assure you they may without doubt get the occupation done right. If you may speak with former customers, ask if they were satisfied with the work, whether the contractor stayed within budget and if the project was finished in a timely manner. You need to look for the best person for the job, not the lowest bid. You want the problem to be fixed upon project completion; you do not want to be dealing with drainage difficulties or, in worst case scenarios, legal problems, long after the contractor has left.

Bids: Get at least two bids for your specific occupation and get them in writing. Furthermore, make sure you comprehend the divergence amidst the bids. Higher bids do not always mean a contractor is attempting to get more cash into his pocket. Better materials, more skilled workmanship and better reliability may be worth a more or less higher price. Keep in mind that, usually, you “get what you pay for.”

Insurance: An necessary issue when hiring a contractor is his insurance. If your contractor does not carry popular liability insurance or worker’s compensation, the property proprietor may held responsible for any accidents which occur while work is being done. To protect yourself, ask for proof of insurance. Reputable contractors will perceive that you are doing your exploration and will not be offended. Be wary of any that try to convince you this is unnecessary – they may have something to hide.

Skills Needed: Make sure potential contractors have the attainments necessitated to do your job. Is your contractor a drainage specialist or merely a landscaper who has dabbled in drainage installation? Can he apply a transit to make an analyzation of your slopes if needed? Does he recognise the proper depths and spacing for pipe placement in your yard? Most importantly, is he diverting your excess water to a suitable outlet? Purposefully diverting water to a neighbor’s yard, when runoff didn’t already naturally flow to that yard, may result in big fines. As the property owner, you will be kept responsible for your contractor’s end result.

Equipment, Supervision & Project Site Management: Find out who will supervise the work and how ofttimes will they be onsite to see that the plans are followed? Will the project proceed each and everyday until finished without disruption other than weather delays? You need to know who to call if you have a question or problem. Furthermore, does your contractor have access to the instrumentation necessitated to get the occupation done?

Products: Which productions does the contractor use and are they the best in the industry? Be wary of contractors that offer a big discount because they will use materials left over from a former job. While you may be fascinated in saving a few bucks, are you sure these materials are suitable for you project and needs? Having the project done with substandard materials that will not last never ends well for the property owner. You might have to have the system torn up and reinstalled a couple years later, costing you double down the road.

Warranty: Make sure there is numerous sort of a warranty with your drainage scheme installation once it is complete. More significantly feel convinced sufficient with the company that they will even be in business to fulfill that warranty agreement. See if they may give you a past client that you may call to talk to where they had a warranty issue that the contractor with great success resolved for them. Many specialized drainage companies offer a minimum of a 12-month warranty of full functionality, a good deal of contractors offer more.

Warning: We know of a family who hired a contractor that a friend’s neighbor had used. Although they met with him and thought he seemed like a “good guy,” they did no exploration on him or his business and references were not checked. After realizing that no real progress had been made in spite of the thousands of dollars they had paid him, they begun to investigate. As it turns out, the friend’s neighbor had had similar complaints and was dissatisfied. If the householders had spoken to the people for whom the contractor had worked, rather than going by their impression of his personality, they would have been spared a good chunk of change. In addition to leaving their home a finish mess, they lost all the cash initially invested and had to pay someone else to finish the job. Furthermore, because they had not done their due diligence regarding the contract, they had little legal recourse. The lesson: always err on the side of caution! Do not assume that a contractor has your best interests at heart; look at their former jobs and, if possible, consult people for whom they have worked. Most persons are happy to tell you with regards to their experiences with a business, whether good or bad, and businesses with a solid reputation are not wary of you seeing their former work.
